New Tenant Q&A: Akullian Creative

Recently, we had a new tenant move in that marks a first for our company – A creative design and film studio, Akullian Creative, who moved into our 110 Wolf Road office building in Albany, NY. Because Akullian Creative is a creative company focused on production, design and marketing, they needed a unique office with a custom studio space in order to fit their needs. Here’s how we turned their dream into a reality.


Q: Why did you decide on 110 Wolf Road for your office space?

Many of our clients are located in the Capital Region, so we knew right off the bat that we needed our office space to be centrally located in Albany. We wanted our space to be accessible and easy for our clients to get to and with multiple exits and onramps for the Northway close by, we knew that Wolf Road was a great option. Parking was big for us as well since we initially liked the idea of Downtown Albany, but realized we could get that energy on Wolf Road while also getting an awesome Anderson Group parking lot. What made that even better was the fact that the Albany Airport and major hotels are close by as well, which allow our national & international clients to visit for projects with ease. And once they are in town, there are endless options to take them out for dinner, drinks or even karaoke right on Wolf Road! It could not be easier to entertain clients and be almost anywhere in 10 to 15 minutes. 



Q: What made you decide to upgrade from your previous office space?

Our old office was really great in terms of office space, but we were subleasing and it didn’t allow for the creativity and projects that we were dreaming up. Videos were being done in my [Rich’s] small corner office and by the time everything was set up, you could barely see the floor. That office served its purpose for a while, but we longed for a studio where we could create pieces that had never been done before. Originally, we were looking at a completely different space that had never been used and needed to be built out a lot. After speaking with The Anderson Group, we realized that it would be wasted money. We toured Suite 101 with Greg Anderson and immediately began imagining ourselves in that space. The rest is history. They completely updated the space for us, building new walls, removing wall paper, and building a custom studio with sound proofing and special order paint. By the end of it, they made the space nearly unrecognizable from where it started. 



Q: What was the most important thing for you when looking at new offices?

Because we work in the creative industry, it was important that our office was easily accessible and had ample parking. In our last office, we had to go through 4 sets of doors just to get our gear in and out. It was both impractical and time consuming. With our new space, there is just one door that needs to be opened, which allows our crew to do 95% of the moving with ease and much less time needed. We also wanted to be in a building that had accessible parking for all of our employees, clients and visitors. Accessible to us means within walking distance, does not require a parking pass, and is well-maintained. This is challenging to find with many Albany offices, but we were lucky enough to work with The Anderson Group who provided that and more!
